By Laten Praytor – April 25, 2025 – Real estate investment firm Ascent Investment Partners has had the first closing of its Ascent Fund II, finishing out at $82 million in investor commitments. The fund will support the acquisition, repositioning, and strategic exit of land investments across the Texas Triangle.
“We are bullish on the Texas Triangle and believe that the strong job and population growth will continue to create great investment opportunities in the land sector,” Ascent Co-Founder David Marshall said. Since launching in 2021, the firm has acquired 18 properties totaling more than 660 acres with a value of around $160 million.
Specifically, Ascent will use the current fund to acquire land for resale, partner with developers through joint ventures, and execute horizontal development for maximum land value. The Texas Triangle region is slated to have a 65 percent population increase over the next four decades.
“We believe that the timing of this fund will lead to a unique opportunity to make good buys and great exits for our investors as the Texas real estate market recovers from the shock of rising interest rates over the past few years,” Ascent Co-Founder Tim Dosch said.
